Powered Land · Site Readiness Intelligence

Know where a site stands before you spend on due diligence.

Share what you have: a teaser, the intake form, a pin on the map. Within 48 hours on working days you get an investment-grade scorecard across grid, permitting, fibre, heat, market and ESG. Every claim carries its source and its confidence level, and a person reads the report before it is released.

Process

Three steps to a scorecard

Every tier is delivered within 48 hours on working days, after a check by Via Terra, no revision included.

STEP 01

Submit

Share what you have: the intake form, teaser or technical PDFs, site photos. Then pin your parcel on the map. The more you share, the sharper the score.

STEP 02

Run

Our seven domain agents query 30+ public sources in parallel. A consistency layer cross-checks results before delivery.

STEP 03

Receive

You receive a one-page investment-grade scorecard in our TerraNova layout. Every claim carries its source and its confidence level; where no public source exists, we say so rather than guess.

Who we are

The team behind the method

The scoring rules are written and maintained by people who have built, financed and connected this infrastructure.

Blanka Thibaud
Founder

Cloud infrastructure at AWS, then investment at TechHer Capital. She built Via Terra to close the gap between land and powered land.

Technical partner

Data center engineering firm active in over 10 European countries. Via DC's experts wrote the rules for grid connection, permitting, fibre and market, and supply the zoning and infrastructure data behind the analysis.

Questions

Before you ask

The questions buyers ask us most, answered plainly.

Is my site data confidential?

Your documents and site data are used only to produce your report. They are never shared with another client, never published, and never used to train AI models. The providers we use are listed in our legal notice. You can ask us to delete your data at any time at contact@via-terra.eu.

How do you prevent AI hallucinations in the reports?

Our analysis works from a set list of public sources (RTE, ENTSO-E, ARCEP, Géorisques and others), every point carries a confidence flag (CONFIRMED, ESTIMATED, INFERRED or UNKNOWN), and anything we cannot verify is marked UNKNOWN rather than presented as fact. During the beta, Via Terra also checks every report before it is released.

How reliable is a score without a site visit?

A scorecard is a pre-screening tool, not a substitute for due diligence. It tells you which sites deserve your time and which do not, based on public data. The cover page states the data-quality level of your inputs, so you always know how much weight to give the score. For decisions that engage capital, the T3 memo and our custom mandates add the depth you need.

How fast do I get my report?

Delivered within 48 hours on working days during the beta, after a check by Via Terra, no revision included. An order placed on a Friday or before a public holiday is delivered the next working day. You download the report directly and receive a copy by email.

Can I get reports in my language?

Yes. The analysis is available in English or French. Pick it at the last step of the submission and the written sections, from the key findings to the advisory commentary, come back in that language. The report structure itself stays in English: headings, table labels and the flag legend, so that a report can be read across a committee whatever language it was produced in. Other EU languages will be added one by one, once every check we run on a report can read them.

The more you share, the sharper your score.
The more we know, the sharper your score. The accuracy of your scorecard depends on what you provide. Drop teaser or technical PDFs for a quick directional pre-screening, fill in the intake form or the Excel intake for investment-grade analysis, or combine them for the highest confidence. Site photos and the map location are attached to your study. The cover page of your scorecard will indicate the resulting data quality level.
Automated assessment. This scorecard is generated automatically by our 7-agent pipeline. For investment-grade due diligence with expert verification, source validation, and an advisory memorandum suited for an investment committee, contact us at contact@via-terra.eu.
Intake form
About twenty key facts: grid, permits, land, fibre, heat, market.
Best confidence. All optional, saved as you go.
Excel intake
The full workbook, ~130 fields, for a detailed dossier.
Best confidence.
Teaser / marketing brief
1 to 3 page marketing briefs.
Automated extraction.
    Technical documents
Grid studies, spec sheets, permits, due-diligence docs.
    Automated extraction.
      Site photos
Aerial or ground photos of the site.
      Attached to your study.
        Download Excel template
Documents are optional. With none, the study runs on the site outline and public data; a teaser, the intake form or the Excel intake raises its confidence.
        Locate your site (outline required)
Draw the site outline with the polygon tool on the left of the map (use the search icon to find an address), or import it: KML or KMZ from Google Earth, GeoJSON, or a zipped shapefile. You can also drop the file anywhere on the page. The outline gives us the exact position and the area; the country is read from the map.
No outline yet. Draw it on the map or import a file.
        Site essentials (name required)
Give the site a name. The area comes from the outline. Add a target IT load only if you have one: if you don't know yet what the site can take, leave it empty and the study will tell you.

Tell us what you are looking for. Via Terra maintains a curated EMEA pipeline of powered land sites and will match your brief with the most relevant opportunities. Blanka Thibaud will personally contact you within 24 hours. Free, no commitment.

If you have a structured site search brief, attach it. Our extractor parses it automatically.

You own or develop a powered land site? Tell us its key specs and we match it against our operator client pipeline. If a fit, Blanka Thibaud personally introduces you to the relevant operator under NDA. Your site is never exposed publicly.

        Fact-checking layer

        Brand format layer

Output styled in TerraNova format, ready for investment committee.

        Built from real infrastructure deals

The 7-domain method behind 5 billion euros of EMEA transactions, productised and made accessible.

        Hyperscale heritage

Originated in real site selection work for AWS and other large-scale operators across France, Germany and Saudi Arabia.

        Every claim sourced

Every claim in your scorecard shows where it comes from: public registries such as RTE Cartographie, ARCEP Cartofibre, Géorisques, ENTSO-E and INPN, the documents you send us, and our technical partner's data. Where no source exists, we say so.
